The Pumphouse overlooks the river Wissey at the edge of the Norfolk Wildlife Trust's Wissey Valley Living Landscape reserve. You cannot get closer to nature, or find a more secluded retreat. With 5 bedrooms, an interior spa, and a huge kitchen, this is the ideal place for a retreat, family reunion, party, or to get back to nature.
The Pumphouse is an isolated 'get back to nature' type place. Inside its industrial and contemporary with concrete, wood and brick. Outside there is the deck and barbeque, and then just nature. In front of you is the river bank with beautiful walks, and next to you is the nature reserve, teeming with birds. On the track down you will see every kind of animal, from deer to hares to geese and herons - it really is an escape. Once inside you are in comfortable easy to use space - spa, big screen TV with Sky, huge kitchen, and comfortable en-suite rooms. Enjoy....... Accommodation: Ground floor: open plan living room with dining table for up to 14 people, and large open plan kitchen. AV system and wood burning stove. French doors leading to the external decked terrace and barbeque. Bedroom 1 with king size bed, and en-suite shower room. Separate cloakroom. Entrance hall with coatrack and stairs to upper floors. Spa room with views to wilderness garden. First Floor: Bedrooms 2 and 3 – both with king size beds, en-suite shower rooms and separate W.C.’s Second floor: Bedrooms 4 and 5 – each bedroom has two standard single beds, and a day bed with an additional pull-out bunk, giving sleeping accommodation for between 2 and 4 people per room. Bathroom with roll top bath, W.C. and basin. The Pumphouse is prepared for up to 10 guests at the standard nightly hire rate. For parties of more than 10 up to the 14 limit we charge an additional fee per person per night. Those hiring The Pumphouse must tell us when booking how many guests they will be so that beds and linen can be provided, and that the correct fee may be charged. The Pumphouse is ideal for nature lovers. Located right in a corner of the new Wissey Valley Living Landscape wetland reserve, The Pumphouse is perfectly situated for bird watching, with numerous indigenous and migratory bird species literally 100m away. Gathering nectar and pollen from the local shrubs and wildflowers, we have 3 colonies of bees living in beehives along the edge of our land next to the wetlands.
Hilgay is rural village set off the A10 just outside Downham Market. The ancient towns of Kings Lynn to the north and Ely to the south are each a 25 minutes away by car, whilst Cambridge is accessible in 45 minutes. Downham Market is a 1 hour a 20 minute direct train ride from London Kings Cross, and then 10 minutes in cab. To the north and east of Hilgay is the glorious Norfolk heritage coast, with a fabulous mixture of beaches and saltings, atmospheric coastal towns and villages, and a rich and varied range of outdoor activities to suit visitors of all ages and interests. And all around are the vestiges of the ancient fenlands. The fens, made famous by Herewood the Wake, baffled and defeated incomers for centuries, and provided sanctuary and sustenance for the local people until they were finally drained in the nineteenth century. Local landowners employed the skills of the Dutch and the muscles of the Irish navies to dyke the rivers and cut drains through the low-lying fens so that the rich dark soil could be tilled or grassed to produce food for Great Britain’s growing urban population. This Pumphouse is a reminder of this most recent chapter in the history of the fens. Hilgay has a wonderful traditional butcher and grocery shop, a pub, and a farm shop and restaurant. Within a five minute drive are the ‘Boatman’ at Denver sluice, the various restaurants of Downham Market, and for an evening treat the gastro-pub ‘The Hare Arms’ a Stow Bardolph. If you are interested in private catering at the property, previous guests have highly recommended Avril, a local Norfolk chef who can be contacted via www.chef2dine4.co.uk.

Will go back "An English country retreat" We had an absolutely delightful stay in the Old School House and can't recommend it enough. It's location in the village of Wereham is stunning - it overlooks the village pond, across from the church and opposite the pub. A perfect English village setting. The property is extremely comfortable and spacious - it has attractive decor throughout and plenty of equipment. Many places we've stayed tend only to cater for basic needs but the owners seem to have thought of everything. This area of Norfolk is largely ignored and yet there 's much to explore. King's Lynn, Swaffham, Thetford, Ely and the North Norfolk coast a little further afield. The National Trust property of Oxburgh Hall is a nearby gem too. However if peace and quiet is what you need you'll find it here. We'll be back. "Great Value" Roomy, comfortable and well-appointed accommodation in a chocolate-box English village setting. I was really impressed by the facilities and equipment available. There are plenty of touristy places to visit within reasonable driving distance. The house has plenty of room and is very well-priced, especially for a large group - a club break, family reunion holiday, retreat etc. The wood-burning stove and stock of games and books make it an enjoyable place to stay even on a cold wet day. ‘Thank you for allowing us to stay in your lovely home.   • Toller Ort zum übernachten und sehr warm und einladend. Ich fühlte mich total entspannt für den ganzen Aufenthalt. Ich würde auf jeden Fall wieder dort hin gehen, wenn ich wieder in der Gegend arbeite! Das Bett war sehr komfortabel und das Zimmer hat einen Schreibtisch für die Arbeit. Sehr empfehlenswert!     You’ll be staying in a large light & airy mobile home next the our house with great views of open countryside, piece & quiet. We are situated well off the beaten track so visit the shops first Downham Market or Littleport and call for directions as it’s a mile & 1/2 off the main road on an unmade very bumpy road (pls see pictures). There are country pubs inc the Lamb & Flag Welney with good food (advised to book for wknds) fishing, WWT bird reserve (swan feeds are from October-February).
    A beautiful peaceful place with wide open views and fresh air, beautiful stary skies and sunsets with plenty of historic and beautiful places to visit.

    Stocks Hill House has recently been restored and transformed from the former village shop and living quarters to a beautiful 4 double bedroom, 2 bathroom property with two kitchens a sitting room and dining room. Located in the centre of Hilgay village with parking immediately opposite, this property is perfect for a group of corporates or a family vacationing in the area.
    This property is unique in that it can be offered as a 2 bedroom, 1 bathroom property or a larger 4 bedroom, 2 bathroom home depending on the guest requirements. Both kitchens are fully equipped with everything you should need during your stay, including a Nespresso coffee machine. Again, both sitting rooms have 42" smart TV and bluetooth stereo coupled with unlimited fibre broadband at no extra charge to guests. The four bedrooms all feature double beds and towels and linens are provided and included in the price. A virtual 360 tour is available should you wish to experience the property prior to booking.

    Our lovely old fashioned cottage in Downham Market, Norfolk, England, is 2 terraced cottages joined downstairs. Please READ ALL OUR DETAILS carefully as it could be a Marmite place - you either love it or hate it! It has a blast from the past retro vibe, it's fun + relaxing + will appeal to people who need some down time. It is full of English charm but is a little on the shabby side (hence low price) not good if you prefer clean + shiny. Better for long weekends or family visit than work stays.
    The Cottage is a lovely old 4 bedroomed house, in fact it is 2 terraced cottages that have been knocked through - downstairs only. There are 4 bedrooms upstairs - 2 doubles one side with ONE SET OF STAIRS, and 1 double + a twin the other side UP ANOTHER SET OF STAIRS. The 2 sides do not connect upstairs. Downstairs there is a cosy lounge one side and a dining room the other. There is a leafy garden in front of the cottage. The bathroom is literally a step outside the back door - don't worry about this, our guests do not find this a problem! It has a BATH BUT NOT A SHOWER there is a basic shower hose you can fit on bath taps eg for washing hair BUT PLEASE ENSURE IT DOES NOT SPRAY OUTSIDE THE BATH! It is in a great location, away from the main road but easy walking distance into the market town. It is a great base for exploring Norfolk. It is an easy 30 min drive to North Norfolk beaches, also the royal Sandringham Estate, + is 20 mins from Ely and Kings Lynn, 45 mins from Cambridge.
    It is in a great location, away from the main road but easy walking distance into the town. Downham Market itself has various shops, cafes and pubs. There is a local leisure centre for gym, showers, swimming. We can recommend a nearby beautician if you would like a massage or pedicure! It is a great base for exploring Norfolk , driving up to North Norfolk coast, also visiting Sandringham, it is near Ely and Kings Lynn, and not far from Cambridge.

    If you are looking for peace and quiet with open countryside views then this could be for you. A light & airy modern space that sleeps 8 with double glazing & gas heating to keep you warm & cosy. Wrap up warm to gaze at the beautiful sunsets and big unblemished stary skies or pop over the river for a ramble. The Wetlands Trust is close by and Littleport & Downham Market for shopping and train stations with easy reach to Cambridge & Kings Lynn. Plenty of good country pubs & usual eateries.
    A stylish place with central heating for those warm cosy nights, surrounded by open countryside with peace and quiet and beautiful unblemished stary nights. This is the perfect place to relax with country walks where you’ll see hare, deer and an abundance of birds including barn owls and swans as they migrate here and feed on the beet fields all around us from the end of October-March. We are close to the wetlands trust where the swan feeds take place at night and for those of you that like fishing there’s plenty of ideal places where the rivers meet in Welney village during the season. We have our resident pony’s, chickens, cats & dogs oh and Terrence the turkey to greet you! Or maybe take yourself to Kings Lynn, Ely or Cambridge for a spot of shopping then come back to relax in the piece and quiet..
    The atmosphere here is restful and peaceful.. where you can take time out to breath in the fresh air, listen to the birds singing/arguing and enjoy the beautiful stary sky’s, leave everything behind for a bit and recharge!

Conveniently situated between main line rail station and the town centre, (5 mins walk), this recently modernised family home is well positioned for easy access to Cambridge, Ely and the beautiful Norfolk beaches and countryside. Well behaved pets are welcome but guests must contact to discuss. We charge no cleaning fee as guests are expected to leave the house as they find it.

    My house has been built just over year. It is an individual design with a spacious open plan area downstairs and two bedrooms upstairs. One I rent out to my Air B&B guests and one I live in.. it is a very spacious room and definitely room for an added air bed should a child need to stay. The room has a small ensuite shower. Clean with fresh towels soap and shampoo.. if there is anything you may require,I will try and provide it, as long as it’s reasonable!

They are £45 per room per night each A local, friendly, family run traditional pub. Situated in the wonderful surroundings of Wereham, overlooking the beautiful village pond.
    We have three rooms, two of which are twin rooms with en-suite and one double room with en-suite. In total we can accommodate 6 people in 3 rooms.

  • Es war nur ein kurzer Aufenthalt, aber der Besitzer Sam, ihr Mann und ihre Mutter waren sehr freundlich. Die Gegend ist sehr beruhigend und wunderschön. Ich würde empfehlen, ein Auto zu mieten, weil es Ihnen die Freiheit gibt, sich in der Gegend zu bewegen, und nachts sollten Sie sich in der Kneipe setzen und ein Getränk und ein Gespräch mit den Ortsansässigen haben. Ich werde auf jeden Fall wieder hier buchen, wenn ich in Norfolk sein muss.

  • Wirklich schöne Lage in Wereham mit Blick auf Ententeich und direkt neben Pub. Einfach bequem sicheren Parkplatz direkt vor der Tür. Ausgezeichnetes Essen in ein Pub, große leckere Portionen, gute Atmosphäre, freundliche Einheimische und Gastgeber - ein richtiges Pub! Unterkunft großen Wert und wie beschrieben. Gut die Küchenzeile (Kühlschrank, Mikrowelle, Toaster und Wasserkocher) und auch Wi-Fi zu haben. Handy-Abdeckung ein bisschen unzuverlässig (Vodafone), aber es gibt öffentliche Telefonzelle 2 Minuten entfernt - nicht ein seit Jahren verwendet. Haben unseren Aufenthalt und zurückkehren würde.

  • Wirklich schöne Fahrt von London und das Zimmer war sogar noch besser als wir erwartet hatten. Leider haben wir nicht die herzliche Aufnahme von Sam bekommen, die wir über so viel gelesen hatte, aber wir kamen später als erwartet. Es war ein schöner Aufenthalt nicht weit von wunderschönen Stränden und wir würden es jedem empfehlen der Suche nach priced einem wunderbar weg. Vielen Dank Sam!

    Landseer Lodge is a modern 3 bedroom end terrace house located in the popular market town of Downham Market. The property has a small garden with decking and off street parking for one car.
    The property is perfect for temporary workers, looking for a home from home. Tired of staying in hotel rooms or B&Bs. Here you have the whole 3-bed house for the price of a hotel room. Enjoy the flexibility this provides as you can relax in the evenings, take turns cooking and there's no need to keep packing a weekend bag. The kitchen is fully equipped with In Hot Property's signature Nespresso Coffee Machine, Microwave, Kettle and Toaster. There is also a dishwasher and washing machine. The kitchen leads to the dining room which follows round to the sitting room, plenty of seating here for up to 6 people. Bedroom One is fitted with twin beds and an en-suite bathroom and large wardrobes. Bedroom Two has a double bed and shares the 'family' bathroom with Bedroom Three, a single. We have several properties in the area so can be flexible with our arrangements and look forward to hosting you.
    Downham Market is a traditional market town located close to Kings Lynn and RAF Marham. The area has direct train links to London, Cambridge and Ely and is likely to see substantial growth in the near future with the building of a large science park.

There is golf 2 miles away and excellent fishing lakes in the village. The village itself has an excellent children's play area and recreation ground, this is walking distance from the house. As well as numerous National Trust Properties nearby, we are only a short drive from HM The Queen's Norfolk Holiday Retreat of Sandringham Estate, great for walks and a brilliant outdoor play area, you can also look around the house!

    My place is good for couples, solo adventurers, business travellers, families (with kids), and big groups.
    The guest can use the kitchen, the clock room downstairs, bathroom and the garden.
    I love living here. The neighbourhood is very quiet and safe. The place is a few steps away from beautiful walks around the country side and the town centre. We are 30 minutes away from Cambridge and 1.20 minutes away from London by a direct train. It's the perfect location for all your likes. The beautiful Norfolk coast is about 25 minutes drive away too.
