We are a few miles from the famous Horsey seal colony (spectacular in winter with 100s of seals) & Norfolk Broads including Hickling Broad, a favourite for wildlife lovers. The studio has private entrance, en-suite bathroom, basic kitchenette and courtyard garden with outdoor cooking station and barbecue. It’s an extension of a family home but the private entrance means you can come and go as you please

Set in the heart of the Broads National Park, two minute walk from Womack Water and river and five minutes to Ludham village pub and shop. Scenic river and marsh walks, nature trails, beaches, riverside pubs, boat hire all close by. Seal pups at Horsey a special off- season attraction December to February.

Just a twenty minute drive south west of Norwich, the Old Rectory is the perfect bolthole from which to discover Norfolk or just drop in on neighbouring Lotus Cars. From the well-appointed, private and spacious first floor annex in the West Wing of the house, guests are encouraged to explore our five-acre property comprising woodland, meadow and traditional walled garden. Whether you are single or travelling as a couple, the Old Rectory can offer you respite, privacy and comfort away from home.

THE BARN ANNEXE: COUNTRYSIDE YET CLOSE TO BEACHES.

The Annexe is situated just off the road down a country track in an Area of Outstanding Natural Beauty and is a newly renovated space within our barn conversion. It is located in a rural part of North Norfolk and although surrounded by countryside, it is also only a short distance to many beautiful beaches, making it the perfect escape. The village centre has a bus stop and a welcoming pub, both are within walking distance (a tranquil 15-20 minute walk). There are also train links nearby too.

The ideal location to explore the Norfolk Broads, surrounding countryside and coast. The property has off street parking and is a 5 minute walk to the local bus stops (Norwich, Beccles & Lowestoft) and local pub. The annexe has private access and offers a double bed, kitchen, smart TV, modern furniture, electric radiators and ensuite.

A king size bed and 2x single sofa beds + travel cot. Just minutes walk to bus and trains for easy access to the whole of Norfolk.

Birdwatchers Retreat in Cley: annexe for one guest

Enjoy a relaxing stay half a mile from Cley Marshes (Norfolk Wildlife Trust) visitor centre and a mile from the sea. It is an ideal location for bird watchers, walkers and cyclists. This warm and comfortable well presented modern refurbished small annexe (one guest only) benefits from en-suite shower room, independent access, outside seating area/patio and secure parking on site. Spacious, self contained annex, sleeps 2 in a double bed. (No further beds available) . Located on The Green in the picturesque village of Martham. Set within the Broads National Park, Martham is only 3.5 miles to the coast. We are walking distance to local amenities. Canoe and day boat hire are available in the village, to explore the Broads. Nature trails, marsh and river walks too. Only 15 miles to the beautifully historic city of Norwich and 8 to Great Yarmouth.

Spacious and well equipped with kitchen diner, lounge, utility room, 2 bedrooms and ample parking. Bedroom 1 has a king size bed, bedroom 2 can be a TWIN OR A DOUBLE. Situated on a quiet private road with great access to the broads, the beautiful city of Norwich and Norfolk's famous coastline. Excellent rail links from the village station. The accommodation has its own wifi and patio area. Ideal for families, couples, small groups, sole travellers and business trips.

Ours is a quirky home, with 2 bedrooms, 2 bathrooms a lounge (with wood burner)and kitchen diner. The Annex is nestled in the woods conveniently located for the broads, Beccles, Lowestoft and Great Yarmouth. Our closest beach, Gorleston is a 10 minute drive away. In a very peaceful setting, we hope you will be able to unwind and relax. The Annex can be arranged as 2 superking bedrooms, or 1 superking and 1 twin. With your own entrance you will be totally independent.

King of Spades - Double with Ensuite and Kitchen

This room features double bed with a contemporary bathroom with walk-in shower. Comfy sofa and TV with SKY TV and a fully fitted kitchen: oven, hob, fridge and a seating area for diners with lovely views from French doors. The sofa bed provides sleeping for 2 little ones Enjoy our traditional breakfast using local ingredients served with fresh fruits and cereals. Wifi is not available in this room, but can be picked up around the Farm.
