From the well-appointed, private and spacious first floor annex in the West Wing of the house, guests are encouraged to explore our five-acre property comprising woodland, meadow and traditional walled garden. Whether you are single or travelling as a couple, the Old Rectory can offer you respite, privacy and comfort away from home.

The Gardener's Cottage
A gorgeous bolt hole nestled within the restored outbuildings of Earsham Hall. With two bedrooms (sleeping up to four people), the cottage has been designed to a high specification and offers guests great comfort and modern conveniences within an environment steeped in history. Within its stunning open plan living space, lovely bedrooms, bath and shower rooms and a gorgeous private courtyard garden, the cottage is the perfect place to holiday and explore Norfolk & Suffolk...or just retreat into.

The Old Dairy, a rural Norfolk hideaway
For over a hundred years, this characterful old dairy was where the cows were milked at Hawthorn Farm. Sympathetically and luxuriously converted into a two-bedroom cottage in 2017, it is self-contained and completely detached. Inside, original walls, beams and vaulted ceilings give it a spacious, airy feel. It has its own fully-equipped kitchenette, and a bathroom with a large shower, WC and basin. The spacious 18 x 14 foot carpeted living space has two huge comfy sofas and a table and chairs.

Hayloft at The Stables
A 2 bedroom first floor flat with kitchen, cosy living area, and bathroom, above our home on the ground floor. You share our front door, but access the flat through a door to the stairs immediately on entering the hall. Sleeps 4. Bedrooms are in the eaves, so have restricted head room in places. Excellent broadband. It was the hayloft above an old carriage house. A peaceful setting in pretty village, with a pub, a short drive to Diss. We live on the ground floor. Large garden, good parking.

The Dairy @ Street Farm Barns
The Dairy is completely self-contained and located in the pretty, peaceful village of Hardwick, just 12 miles south of historic Norwich. Its conversion from a farm building (a dairy!) was completed in 2018. It is perfect for couples but, because of its space and the full-double sofa-bed in the living room, it can comfortably sleep 4. It is a a great base for walks in the surrounding countryside, visiting Norwich, the Waveney Valley, the Norfolk Broads, or the beautiful Norfolk/Suffolk coasts.

The Little Barn, Topcroft, Artist’s home
The Little Barn, a 16th Century hideaway artistically restored, by a Suffolk artist. With no through traffic and no light pollution, silent evenings and clear night skies. Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. A large modern kitchen and a real woodburner in the large sitting room. A private patio outside with fairy lights at night, a bbq, firepit and private garden at the back of the property.

You and your dog/s can enjoy a private enclosed meadow to sit and watch the wildlife fly over head. Dip your feet in the River Waveney situated alongside the dog friendly village pub, a mere 5 mins walk away or stroll along to the woods. Your young child/ren too can experience glamping, we can set up a chair bed with a mattress topper for a cosy stay. Den building in the meadow will be a delight as they embrace nature around them. Beautiful detached garden apartment with balcony overlooking glorious gardens and rolling countryside, fully contained kitchen with fridge freezer oven & hob and dishwasher, bathroom with multi jet power shower to relax and recuperate. Wi-Fi, Smart TV and secure parking with patio & summerhouse available to enjoy at this wonderful location. Buzzerds, Owls, Woodpeckers, Moorhens, Butterflies, Dragon flies, are just a few of our friends which can be regularly spotted at Rose Garden Retreat.

The old Stables
Recently renovated 2-bedroom cottage located in the beautiful market town of Wymondham. This historic cottage is walking distance to the town centre, pubs and restaurants and sleeps up to 5 guests. It includes 2 rooms, one with a double bed. A second room with a double bed and a single bed. A main bathroom and a spacious open plan kitchen/living area, making it a great space to socialise with friends or family. Lots of parking for 4 cars and an outside seating area for a morning coffee!

The Snug (self contained annex)
Located on the edge of an attractive South Norfolk village, The Snug is a self-contained annex in part of a 17th Century Cottage. The village shop is a short walk away and the centre of Norwich is only a 20 minute drive. This area is popular with cyclists due to the quiet routes and a host of cycle friendly cafes. The accommodation consists of a double bedroom, shower room, dining/working area and kitchenette. There is an off road parking space and bicycle storage if required.
